Sell with us Five steps

Your house, shown at its best hour.

We take on a small number of houses at a time, photograph each one twice and show it only by appointment. Here is how it works, from the first walk-through to the closing table.

Request a private valuation

The process

Step 1 of 5

A private walk-through

Your advisor visits twice, once in daylight and once near sunset, and listens more than they talk. A written valuation follows within a week, with the comparable sales we used and the reasoning behind the number.

What the second shoot does

Same frame, a different reason to buy.

The Alder House: a blush stucco 1920s Mediterranean revival home with iron balconies on a red brick street under live oaks.
The Alder House at dusk: windows lit amber, the oaks uplit and the brick street in the last blue light.

The Alder House, Winter Park. Photographed at noon and again twenty minutes after sunset, from the same spot on the brick street.

Private valuation

Tell us about the house.

An advisor would visit twice, at noon and near sunset, and send a written valuation within a week. There is no cost and no obligation.

Questions sellers ask

Only if you want one. Most of our sellers would rather not.

A commission agreed in writing before we begin, with nothing due unless the house sells. Your advisor will walk you through exactly what it covers, including the photography and film.

The walk-through takes an afternoon and an evening. The written valuation follows within a week.

No. We also handle houses on golf courses, on historic streets and on good, quiet land. The evening still tells the truth about them.

We style lightly and never photograph personal papers, family pictures or anything that identifies you.
